One County, a Lot of Different Roofs

Chester County does not have one kind of house, and that shapes every job we take here. West Chester's borough blocks hold Victorians and twins from the 1800s, some still under slate and cedar, alongside brick colonials from the postwar decades. Push out to Exton and Downingtown and the stock turns over to the 1960s-through-1980s buildout, mostly architectural and three-tab asphalt now reaching the end of its service life. Up in Chester Springs and the Uwchland hills you find stone farmhouses and steep-pitched colonials on open ground that takes storms head on. Each of those calls for a different read on the roof.

That range is the reason a roofer working the whole county has to actually know the housing, not just quote a square-foot number. A slate repair in the West Chester historic district is a different trade from a tear-off on an Exton split-level with a layover trapping heat over soft decking. We built our town pages around exactly that, so the advice you get is grounded in what we see on your street, not a generic script.

The weather is the constant. Chester County runs on roughly forty-plus inches of rain and a couple dozen inches of snow a year, with summer thunderstorms that bring the wind and hail that damage roofs fastest, and winters cold enough to set up ice dams on north-facing slopes and shaded valleys. Most of the leaks and claims we handle across the county trace back to one of those two seasons.

What We Do Across Chester County

Roof replacement is the flagship. We tear off to the deck, check and repair the sheathing, run ice-and-water shield at the eaves and valleys, and rebuild flashing at every chimney and wall rather than reusing the old metal that caused the last leak. As a GAF Master Elite contractor, a certification held by a small share of roofers nationwide, we can register manufacturer warranties most companies cannot offer.

Storm and hail damage is a specialty, and it is where a lot of Chester County homeowners meet us. We photograph the bruised mats and stripped granules that hide from ground level, write the scope ourselves, and meet your adjuster on the roof so a covered replacement reflects the real damage instead of a lowball first offer. When the problem is a single leak instead of a whole roof, our repair work traces the water back to its true source and fixes that, not the ceiling stain.

Wondering about permits? Chester County does not issue residential building permits itself — each of its boroughs and townships runs its own building department, and the requirements genuinely differ from one line on the map to the next. The county keeps a current directory of every Chester County municipality with a link to each official site, so you can confirm what applies to your address before any tear-off starts. We pull the permit either way; it is worth knowing who issues it.

Storm damage that cannot wait? Our emergency roof repair crew runs out of the same Lincoln Avenue shop and covers the whole county. And just over the northeastern county line, our Montgomery County roofing page covers King of Prussia, Norristown, and the Pottstown line.

Chester County Roofing: Frequently Asked Questions

Do you serve all of Chester County?

Yes. We work the whole county from our West Chester office at 841 Lincoln Ave, from the borough out through Exton, Downingtown, Chester Springs, Westtown, West Goshen, and Uwchland, plus the adjacent Delaware County line around Glen Mills. Wherever you are in the county, the inspection is free. Call (484) 983-3476 to get on the schedule.

What kind of roofs do you work on in Chester County?

All of them. Architectural and three-tab asphalt cover most of the postwar and later housing in Exton, Downingtown, and the townships. Standing-seam metal, cedar shake, and slate suit the older and higher-end stock around West Chester's historic blocks and the county's stone farmhouses. We match the system to the house and the budget rather than pushing one product.

Is storm and hail damage covered by insurance here?

Often, when the damage comes from a sudden event like a hail or wind storm rather than ordinary age. Chester County's open terrain and summer storms produce a lot of legitimate claims. We document the damage the way a carrier needs to see it and meet your adjuster on site. If the roof has simply aged out, we tell you that instead of filing a claim that gets denied as wear.

Are you licensed and insured to work in Chester County?

Yes. Clear Roofing & Exteriors is licensed and insured across Pennsylvania, New Jersey, and Delaware (PA179710 · NJ 13VH12512800 · DE 2023708270). Documentation is available on request, and every crew on your roof works under those licenses.

How do I get a roof estimate in Chester County?

Two ways. Use our online instant estimator for a satellite-measured ballpark in minutes, or book a free on-site inspection for an exact written price. Either way there is no obligation and no pressure. Call (484) 983-3476 or request an inspection through the form.
