What Each Service Actually Involves

A full roof replacement is more than new shingles. We tear off to the deck, every layer, because you cannot see rot through old asphalt. The plywood gets checked plank by plank and anything soft comes out. Then the system goes on in order: ice-and-water shield along the eaves and up the valleys, synthetic underlayment across the field, new drip edge, new flashing at every chimney, sidewall, and pipe boot, then the shingles themselves, nailed in the manufacturer's nailing zone. We rebuild the flashing rather than reuse it, because reused step flashing is the single most common source of the leaks we get called back to fix on other companies' roofs. Balanced intake and exhaust ventilation goes in at the same time so the new shingles do not cook from underneath, and the warranty registration only holds up when all of it is done this way.

Roof repair and roof inspection are the honest front door to everything else. On a repair call we chase the leak to its actual source, which is almost never directly above the ceiling stain. Water travels along rafters and underlayment before it drops, so we start at the flashing, the valleys, and the penetrations uphill of the stain. An inspection covers the same ground without the urgency: shingle condition, granule loss, sealant bond, flashing, decking sag, attic ventilation, and photos of all of it so you can see what we saw. Storm and hail work adds the insurance layer. Hail rarely punches a hole. It crushes the mat and knocks the granules off at each impact point, invisible from the ground, so we photograph and chalk every hit, write the scope, and meet your adjuster on the roof to walk it together.

Specialty roofing covers the materials most crews will not touch: standing-seam metal, cedar shake, and natural slate. These systems fasten, flash, and breathe differently than asphalt, and the older housing stock around West Chester's historic blocks still carries plenty of original slate and cedar that deserves a crew that works with it every week. Gutters, siding, and windows round out the exterior line. We form seamless gutters on site in one continuous length per side, size them to the actual roof area feeding them, and lap the gutter apron under the drip edge so runoff cannot wick behind the trough and rot the fascia. Siding and window work follows the same logic: get the water management details right at the laps and flanges, and the finish takes care of itself.

How to Choose: Repair, Replace, or File a Claim

Age is the first filter. An architectural asphalt roof installed in the last ten to fifteen years that has one leak almost always deserves a repair, not a sales pitch for a replacement. A roof at 25 or 30 years that is losing granules, curling at the tab corners, and shedding sealant bond is past the point where patches pay off, because every repair disturbs brittle shingles around it and creates the next leak. In between is where an inspection earns its keep. We look at the decking, the number of existing layers, and how the shingles handle being lifted, then give you a straight answer with photos to back it up.

The second filter is what caused the damage. Wear is on you; storms are often on your insurance policy. If a hail cell or straight-line wind event moved through your neighborhood and your roof shows impact bruising, torn tabs, or creased shingles, that is a claim, and the deadline to file starts running from the storm date. This is the situation where calling us first matters most, because carriers respond to documentation. A roof that gets photographed, chalked, and scoped properly before the adjuster visit gets a very different outcome than a homeowner pointing at their roof from the driveway.

The third filter is the house itself. A 1990s colonial in a subdivision usually wants a straightforward architectural asphalt system. A stone farmhouse in northern Chester County or a Victorian near downtown West Chester may call for slate, cedar, or metal to match its bones, and it deserves a quote from a crew that installs those materials rather than one that talks the owner out of them.
