The Difference
Why homeowners choose Clear Roofing & Exteriors for roof installation
Built from the deck up
Installation is our new-construction and addition work: new homes, dormers, garages, and outbuildings that need a roof built from bare deck, plus the full new system on a re-roof once an old roof is off. The same GAF Master Elite crews do it either way.
The complete system, warranty-registered
The enhanced manufacturer warranties only register when the whole system goes on to spec: ice-and-water shield, synthetic underlayment, cut-in flashing, balanced ventilation, and shingle. Our Master Elite status is what lets us register that coverage on your finished roof.
Line-by-Line transparency
We price the install line by line, from deck prep to the ridge cap, each item with its own number. The figure we quote is the figure you pay, and if the deck turns out to need work you sign off on that before we build the new system over it.
Good to Know
Roof installation: what to know
What roof installation covers
Installation is the job of putting a roof on a structure, whether or not one was ever there before. We install roofs on new construction and additions: new homes, dormers, additions, and detached structures like garages and outbuildings that need a roof built from the deck up. We also install the complete new system on a re-roof once the old roof has come off.
For the tear-off side of that work, see our roof replacement page. This page is about the installation itself and the new-build work that has no old roof to remove.

Replacing a roof due to hail damage is a bummer, but Clear Exteriors more than met my need to understand each step, technically and financially.
What a proper installation includes
A roof installed right is a full system, and every part earns its place. The deck is inspected and prepped, ice-and-water shield goes down at the eaves and valleys, synthetic underlayment covers the field, and step and counter flashing is cut in at every wall and chimney rather than sealed with a bead of caulk.
Intake-and-exhaust ventilation is balanced so the attic breathes and the roof does not cook itself from below. That full system is also what registers the manufacturer warranty, and a shortcut install is exactly what voids it.

Choosing your material and your installer
Architectural asphalt covers most homes and is a strong, warrantied default. When a home or a new build calls for it, we also install standing-seam metal, cedar, and slate, and we walk you through the trade-offs on cost, lifespan, and look before anything is ordered. The installer matters as much as the material.
GAF grants Master Elite status to only a small share of roofers nationwide, and it is what lets us register the enhanced warranties most contractors cannot offer. On a new roof, whether it is this structure's first or a fresh system over a clean deck, the quality of the install is what sets it up to reach its full rated life instead of failing early.

Watch For These
Signs you need roof installation
- You are building a new home and need the first roof put on, from deck prep through the finished shingle or metal system.
- You are adding on, a room addition, a dormer, or a second story, and the new structure needs its own roof tied cleanly into the existing one.
- You are putting a roof on a detached garage, shop, barn, or outbuilding that has never carried a finished roofing system.
- Your old roof is coming off and you want the new system installed to full manufacturer spec so the warranty registers.
- You want a material change on a new roof, moving up to architectural asphalt, standing-seam metal, cedar, or slate.

Our Process
The Clear Roofing & Exteriors roof installation process
- 01
On-Site measure and inspection
A crew member walks the structure, measures the roof planes, and checks the deck or the framing on a new build and how the new roof ties into anything already there. On a re-roof we probe the decking for soft spots and get into the attic for ventilation and moisture.
- 02
Written estimate and system plan
You get a written estimate that spells out the material, the underlayment and flashing plan, the ventilation, and any deck prep, explained line by line, with a realistic timeline for the install.
- 03
Deck prep and full system install
We prep the deck and replace any bad sheathing so the roof lands on sound wood. Then the system goes on in order: ice-and-water shield at the eaves and valleys, synthetic underlayment across the field, flashing cut in at every wall and penetration, ventilation balanced, and your chosen shingle or metal on top.
- 04
Cleanup, walkthrough, and warranty
When the roof is on, we sweep the whole property with a magnet for stray nails and clear every offcut and wrapper. Project manager Zach stays your point of contact through the job, and a final walkthrough is where you sign off and the finished system gets its manufacturer warranty registered.

Where We Travel
Our service radius from West Chester
We run this work out of two offices: 841 Lincoln Ave, Ste A in West Chester borough, and a second location in Pittsburgh. What shapes the Chester County radius is the West Chester Bypass, the limited-access stretch that carries both US 202 and US 322 around the borough rather than through it. US 202 runs northeast toward King of Prussia and south toward Wilmington, Delaware; US 322 runs northwest to Downingtown and southeast toward Chester. Those two corridors are how our trucks reach most of the county.
Inside the borough we work off PA Route 3, which runs as Market Street eastbound and Gay Street westbound. West of town, PA Route 52 heads toward Kennett Square and PA Route 162 toward Unionville. North of the bypass, US Route 30 and PA Route 100 cross at Exton in West Whiteland Township, and that intersection anchors the Exton, Downingtown and Uwchlan end of the map. Southeast, we roof homes around Glen Mills in Concord Township, Delaware County.
Not sure whether your street falls inside the radius? Call (484) 983-3476 and ask. It costs nothing to find out.
Good to Know
Roof installation: frequently asked questions
Do you install roofs on new construction and additions?
Yes. We install roofs on new homes, additions, dormers, and detached structures like garages and outbuildings, built from the deck up. Whether it is the structure's first roof or a new system on a re-roof, we install the full GAF Master Elite system so the manufacturer warranty can be registered.
What is the difference between roof installation and roof replacement?
A replacement tears off an existing roof and installs a new one in its place. Installation also covers new builds and additions where there is no old roof to remove. Same crews, same system, same warranties. If you have an existing roof that needs to come off, our roof replacement page covers that; if you are building new or adding on, you are in the right place.
What roofing materials do you install?
On a new install we start from the material that fits the structure and the budget. Most homes here go with architectural asphalt, which carries strong GAF system warranties and suits almost any new build or addition. Where the design calls for it we also put on standing-seam metal, and cedar or slate on higher-end and period-style homes. Because we are a GAF Master Elite contractor, whatever you pick goes on as a complete, registrable system rather than shingles alone.
Does the installation register the manufacturer warranty?
Yes. The enhanced manufacturer warranties require the complete system, underlayment, ice-and-water shield, flashing, ventilation, and shingle, installed to spec, which is exactly what our GAF Master Elite status lets us register. A partial or shortcut install is what voids coverage, so we install the whole system and register it on the finished roof.
How long does a roof installation take?
A typical new install runs from a single day to a few, set by the roof's size and pitch, the material, and the weather. Simple asphalt on a clean deck can be a one-day job; a large, steep, or specialty roof in metal, cedar, or slate takes longer, and a new build or addition adds time for the deck and flashing detailing where the new roof ties into the existing structure. Your estimate carries a real timeline, and if weather shifts it we tell you before the crew rolls out.
Do you handle roof installation across Chester County, or only in West Chester?
Across the county. Clear Roofing & Exteriors covers West Chester, Downingtown, Exton, Chester Springs, Westtown, West Goshen, Uwchland, Malvern, Phoenixville and the surrounding Chester County townships from our West Chester office, plus Glen Mills in Concord Township, Delaware County. Our second office covers the greater Pittsburgh metro. If your town is not on that list, call (484) 983-3476 and we will tell you straight whether we cover it.
