Why roof replacement is the right call for so many Newtown Square homes

Two kinds of Newtown Square homes come to us. The 19th-century farmhouses carry steep, detailed roofs that a past owner may have let age; the mid-century homes in Echo Valley, Larchmont, and Wyola are on three-tab asphalt rated for roughly twenty to twenty-five years, so anything hung in the 1970s or 1980s has aged out several times over.

Many of those roofs were re-covered once with a second layer laid straight over the first, which traps heat against the old shingle and hides whatever the deck is doing until we pull it apart.

A full replacement is a different job than a patch. We strip the roof to the deck, replace any soft or rotted sheathing, and rebuild to current code and manufacturer spec, with ice-and-water shield at the eaves and valleys and synthetic underlayment across the field.

Newtown Square’s open, wooded Delaware County terrain gives summer thunderstorms a clear run at the rooflines, and the warm months bring the two things that damage roofs fastest: high wind and hail. Wind creases shingles and breaks the seal that keeps them flat, and tears tabs off along ridges and rakes.
