Exton sits entirely within West Whiteland Township in Chester County, where US Route 30, the old Lincoln Highway, crosses Pennsylvania Route 100, the Pottstown Pike. Those corridors shaped where the housing sits and how old it runs.

The opening of Exton Square Mall in the mid-20th century touched off rapid growth, and the neighborhoods that filled in around the mall and the Chester County Library, whose main branch opened here in 1971, hold most of the town's housing stock, built largely between the 1960s and the 1980s.
