What a real roof inspection actually covers

A look from the yard tells you almost nothing about a roof, no matter how long the guy stands there squinting. A real inspection means getting on the roof and into the attic and checking the specific components that fail, in the order they tend to fail. Clear Roofing & Exteriors inspects asphalt, metal, cedar, and slate roofs the same careful way, because each material ages and breaks down differently and none of them tell the whole story from the ground.

We start with the field of the roof: the broad shingle surfaces where we read the overall wear. On asphalt we look for granule loss, the sandy protective layer that washes into your gutters as shingles age and after hail strikes. Bare, shiny spots mean the mat underneath is now exposed to the sun and will deteriorate fast.

Curled or cupped shingles have baked the oils out and gone brittle, and blistering usually points to trapped moisture underneath. Both put a roof near the end of its service life. We also look for lifted or missing tabs that wind has worked loose.

Then we move to the details, which is where roofs almost always leak. Flashing is the metal that seals the transitions, around chimneys, in the valleys where two slopes meet, at skylights, plumbing vents, and where the roof meets a wall.

Flashing that has pulled loose, rusted, or was caulked instead of properly integrated is the single most common source of the leaks we get called about. We also inspect the drip edge, the pipe boots that crack and let water run down the vent, and the ridge and hip lines that take the brunt of the wind.

Finally, where there is safe access, we go into the attic, because underneath the deck is where a roof stops keeping secrets. Pinholes of daylight mean fasteners or seams have failed overhead. Streaking on the sheathing maps exactly where water has been traveling.

Plywood that gives under hand pressure has already started to delaminate, and a musty smell usually means the ventilation quit doing its job years ago. A roof that looks passable from outside can be quietly rotting from within, and the attic is where it shows up first.

When to get inspected and why it pays off

There are a handful of moments when an inspection is worth doing even if nothing looks wrong. The obvious one is right after a hail or wind storm, for all the claim reasons above.

The second is any time you notice the warning signs, granules in the gutters, a stain on a ceiling, shingles on the lawn, because those are symptoms of something already underway. The third is age: most architectural asphalt roofs in this climate run 20 to 30 years, and once yours is past 15 or so, a periodic check catches small failures before they become expensive ones.

Two other moments catch people off guard. If you are buying or selling a home, an independent roof inspection tells you the true condition of what is often the most expensive component on the house, and it can save a deal or a repair bill from turning into a surprise at closing.

And if you have had a roof for a while with no idea when it was last looked at, a baseline inspection simply removes the uncertainty. Even a report that says the roof has eight good years in it earns its keep, because now you can budget instead of guess.

A lifted piece of flashing or a cracked pipe boot costs a service call to fix today.
