A West Chester roof repair quote: how to tell what is being fixed

Two estimates can both say “roof repair” and cover very different work. One may replace a few shingles where a stain appeared. Another may trace the leak uphill, open the area around a flashing joint, and replace wet decking if it is found. The useful comparison is the proposed repair, not the price alone.

Look for a named source, not just a stain

Decide whether a localized repair still makes sense

A leak by itself does not mean a full roof replacement. Ask the estimator to explain the condition of the surrounding roof. If widespread wear or repeated leaks make a patch short-lived, a roof replacement quote may be worth comparing. Do not ask a roofer to guarantee that no other part of an older roof will ever leak. Ask what the current repair covers, what remains outside its scope, and how the contractor will document the completed work. Those answers make the quote usable long after the crew leaves.
