Asphalt Shingle Roofs in Chester County: What Fails and When

Most roofs in Chester County are asphalt shingle, and most of the calls we get are about one. Here is how long a shingle roof actually lasts in our climate, what gives out first, when a repair is the honest answer, and how to tell when the roof is simply done.

An asphalt shingle roof in Chester County is sold on a 20-year, 30-year or limited lifetime warranty, and in practice it fails when its weakest part fails, which is almost never the shingle in the middle of the slope. The sealant strips let go in wind, the granules wash into the gutters, the flashing lifts in freeze-thaw, and a roof that has been cooking over an unvented attic ages years ahead of the paper.

This is what we see on shingle roofs from West Chester's borough blocks out to the 1970s split-levels in Exton and Downingtown and the steep colonials around Chester Springs, what can be repaired, and what cannot. We install and repair asphalt shingle roofs across the county from our office at 841 Lincoln Ave in West Chester.

If you would rather skip the reading and have someone look at the roof, that work is our asphalt shingle roof replacement service.

The short version

  • Shingle roofs fail at the details first. Sealant strips, flashing, pipe boots, nail pops and valleys give out before the field of shingles does. Most of the early leaks we find are one of those.
  • The warranty class tells you the design life, the attic tells you the real one. Three-tab shingles carried 20-year warranties; architectural shingles carry 30-year to limited lifetime warranties. A hot, unvented attic shortens either.
  • A few shingles is a repair. Wind-lifted tabs, a torn shingle or a split boot is a repair, and it is what we recommend. Brittle shingles across a whole slope and granules piling in the gutters is the end of the roof.
  • Older Chester County homes often carry more than one layer. Two or three layers of asphalt over original wood decking is common on the 19th-century borough homes, and it changes what a replacement involves.

How long an asphalt shingle roof lasts in southeastern PA

Three-tab shingles are the flat, uniform ones on most homes built or re-roofed through the 1980s and 1990s. They were sold with 20-year warranties and a lot of them are still up there, well past that. Roofs past that age are regular calls for us: Patrice P. described one we replaced as "a 4 bedroom single house with a 24 year old roof."

Architectural shingles, sometimes called dimensional or laminated, are thicker, layered, and heavier, and they carry 30-year to limited lifetime warranties from the manufacturer. Almost everything installed in the last two decades is architectural.

What the roof actually gets is our weather

The warranty is a design life under good conditions. What the roof actually gets is our weather. The borough averages close to 47 inches of rain and nearly 28 inches of snow a year, and the freeze-thaw cycle from December into March works on every crack and every lifted edge.

The summer thunderstorms that build over the Brandywine watershed drop hail that bruises shingles and push straight-line wind that shears off tabs. Then there is the attic. A roof over an attic with no real ventilation runs hot all summer, and heat from underneath ages asphalt faster than sun from above.

The honest answer

So the honest answer to how long a shingle roof lasts here is that it depends on what is under it and how it was put on. The roofs we tear off in Exton and Downingtown are mostly from the 1960s through 1980s buildout, now reaching the end of their service life. A roof with balanced ventilation, proper underlayment and a clean install goes well past the one that was put on over a hot attic with tar paper and nothing at the eaves.

What fails first: the shingle, or what is under it

A shingle roof is a system, and the shingles are the most durable part of it. When one starts leaking early, it is almost always one of these.

  • The sealant strip. Every shingle has a strip of adhesive that bonds it to the one below once the sun warms it. Angelo D. wrote that the shingle and metal roof we installed "is performing well through several wind and heavy rain storms." On a roof installed in cold weather, or one that has simply aged, the strip lets go, the tab lifts in the wind, and rain drives underneath. This is the single most common reason a shingle goes missing after a storm.
  • Granule loss. When the sand-like grit starts collecting in the gutters and at the downspout splash, the asphalt mat underneath is exposed and the shingle dries out and cracks. A little on a new roof is normal; piles of it on an older roof mean the shingles are wearing through.
  • Nail pops. A nail that backs out lifts the shingle above it and leaves a hole in the one it went through. You can see them from the ground as a small bump in an otherwise flat course.
  • Flashing. The metal at chimneys, walls and skylight curbs outlives the shingles on a good install and fails before them on a bad one. Freeze-thaw pries it up, and old sealant cracks at the edges.
  • Pipe boots. The rubber collar around a plumbing vent splits after a decade or so of sun. One of the quickest repairs we do and one of the most common leaks we find.
  • The attic. Not a roof part, but it is why two identical roofs age differently. Trapped heat cooks shingles from underneath and drives the cupping and cracking you see on a slope that should have had years left.
Clear Exteriors and Nick were great! Great people to work with. Some recent wind storms took off few shingles, they came out fast, inspected my roof and helped me through the insurance process! Full roof done!

Shingle roof repair in Chester County: when a repair is the right call

If the roof has years left in it and the problem is one of the details above, a repair is the honest answer and it is what we recommend. Wind-lifted tabs get resealed or replaced. "They get it done and done right the first time," Devin D. wrote. A torn or missing shingle gets a matched replacement worked into the surrounding courses.

A split pipe boot gets a new boot. One of the smaller ones was "a small opening on the soffit on our roof peak," as Martha C. described it. Lifted flashing gets reset and resealed, or replaced where the metal itself has gone. A section of soft decking under one bad spot gets cut out and re-sheathed, with new underlayment and shingle over it.

The question we ask before every repair

The question we ask before every repair is whether the rest of the roof will outlast the repair by enough to make it worth doing. A single spot of damage on a ten-year-old architectural roof, yes, every time. Ry S. called us "knowing I was up for a new roof," and wrote that we "were able to walk me through each option without breaking the bank." The same repair on a roof where the shingles crumble in your hand when you lift a tab is money spent on a roof that is going to need replacing next year anyway, and we will tell you that and show you the photos.

Our roof repair service covers all of this, and every repair starts with a free inspection from the roof and the attic so you can see what is failing before anyone quotes anything.

Shingle roofs in Chester Springs, Downingtown and the borough

The stock is different in every part of the county, and the shingle roofs on it are too. West Chester's borough blocks hold Victorians and twins from the 1800s.

Some are still under slate and cedar; plenty carry two or three layers of asphalt shingle over original wood decking, which is what you get when a hundred years of owners each re-roofed over the last one. A replacement there means tearing off to the deck and checking the sheathing for the rot that decades of Brandywine Valley rain leave behind.

Exton, Downingtown and the northern townships

Out toward Exton and Downingtown the homes are mostly the 1960s through 1980s buildout, split-levels and colonials on architectural and three-tab asphalt now at the end of its life. A lot of them have one layover trapping heat over soft decking.

Up in Chester Springs and the Uwchland hills, the steep-pitched colonials and stone farmhouses sit on open ground that takes storms head on, and the wooded lots drop leaves and limbs into the valleys where they hold moisture against the shingles. The oldest of those properties still carry cedar or slate; the estate homes built across the townships in recent decades run architectural asphalt.

The same crew works all of it. If you are in the northern end of the county, our Chester Springs roofing page covers how we handle the stone farmhouses and steep colonials out there, and the shingle repairs and replacements come from the same office.

When the roof is done: replacement, not repair

A shingle roof tells you when it is finished, and it rarely does it with one dramatic leak. It does it with a whole slope of shingles that look dry, brittle and cupped at the edges, with granules piled in every gutter, with soft spots you can feel underfoot in more than one place, and with repairs that stop holding. Dave L. had no leaks at all on "a 23-year-old roof" when our inspection found wind damage on it.

A storm often forces the decision. Wind takes a few tabs off, the inspection turns up a roof that is failing everywhere else, and the choice is between patching a roof that is done or replacing it once.

When insurance is part of it

Insurance can change the math. When a storm damages shingles on a roof that was already near the end, the claim conversation matters, and we have written separately about how a Chester County roof insurance claim actually works. The short version is that we document what the storm did, the adjuster decides what the policy covers, and we do not promise what the policy will pay.

The full write-up on how we weigh repair against replacement in Chester County goes through the decision in detail. Below is what it looked like for one homeowner after a storm took builder-grade shingles off the roof.

Needed repairs after a severe storm ripped a bunch of builder-grade shingles off the roof. Nick walked us through our options and it actually made the most sense for us to get a full new roof. The team was super helpful, the job was done quick and Nick was available throughout the process to ensure everything was one-and-done right.

What a new asphalt shingle roof should include

When a shingle roof is replaced, the shingle is the part you see and the smallest part of what determines how long it lasts. As a GAF Master Elite contractor we install the full manufacturer-backed system rather than shingles alone: ice-and-water shield at the eaves and in the valleys, a synthetic underlayment across the whole deck, proper starter and ridge courses, new flashing at every chimney, wall and penetration, new pipe boots, and attic ventilation balanced so the shingles do not cook from underneath. The old roof comes off down to the deck, and any soft sheathing gets replaced before anything goes back on.

Architectural, three-tab, or metal

The material choice is mostly between architectural shingles in a standard weight and a heavier premium line, in the color that suits the house. Three-tab is still made, and on a shed or a garage it can make sense, but on a house the difference in service life is not worth the small saving. If you are weighing shingle against a standing-seam roof, our comparison of metal roofing versus asphalt shingles in West Chester puts the two side by side without pushing either one.

Every replacement starts the same way a repair does, with a free roof inspection and photos of what we found. Our roof replacement page covers what the job looks like from the inspection to the final walk-around.

Asphalt shingles: frequently asked questions

How long do asphalt shingles last in Pennsylvania?

Three-tab shingles were sold on 20-year warranties and architectural shingles carry 30-year to limited lifetime warranties. In Chester County the real service life depends on the attic ventilation, the quality of the original install, and how many storms the roof has taken. A hot, unvented attic ages shingles from underneath and shortens either type.

Can you replace just a few shingles?

Yes. Wind-lifted, torn or missing shingles get matched replacements worked into the surrounding courses, and it is one of the most common repairs we do. The check we make first is whether the rest of the slope has enough life left to make the repair worth it, and we show you the photos either way.

What is the difference between three-tab and architectural shingles?

Three-tab shingles are flat, single-layer and uniform, and were the standard through the 1990s. Architectural shingles are thicker, laminated in layers, heavier, and carry longer warranties. Almost everything installed in the last twenty years is architectural, and it is what we install on houses.

Do you repair shingle roofs in Chester Springs and Downingtown?

Yes. We repair and replace asphalt shingle roofs across the whole county from our West Chester office at 841 Lincoln Ave, including Chester Springs, Exton, Downingtown, West Goshen, Westtown, Uwchland and Glen Mills, and we answer the phone from 8 AM to 8 PM every day.

Not sure whether your shingle roof is a repair or a replacement?

The free inspection settles it with photos from the roof and the attic. Lifted tabs, flashing and pipe boots are our shingle roof repair service; a slope that is brittle end to end is an asphalt shingle roof replacement in Chester County, installed as a full GAF system. Either way it starts with our free roof inspection. Weighing shingle against standing seam? See metal versus asphalt. In the northern end of the county, the crew that handles roofing in Chester Springs does the shingle work too. Or call (484) 983-3476, 8 AM to 8 PM every day.
